Project responsibilities included; accessibility design review and site audits for this 30-story 450-unit high-rise apartment tower, plus four (4) levels of subterranean parking garage, in downtown Seattle. The overall mixed-uses include; apartments, retail & restaurant tenant suites, subterranean parking garage and resident amenities. Aside from Covid-19 pandemic delays during construction, the design & permitting was delivered on time & within original construction budget.
Project responsibilities included; code consulting, fire protection engineering, egress design and accessibility analysis & inspections for this 5-story “wrap”, 334-unit apartment building that included apartments, an open parking garage and resident amenities. The structure consists of two podium-style buildings that incorporate open parking garage within the first story, a central courtyard containing a swimming pool & deck, plus multiple other residential amenities. This project was delivered on time & within the original budget.
Project responsibilities included; code consulting, fire protection engineering, egress design and accessibility analysis & inspections for this 7-story, 311-unit “podium-style” mid-rise apartment building, that included an open parking garage on the first two levels under five levels of Type V-A construction. The Type V-A portion consists of three (3) buildings separated by firewalls in order to meet max. allowable area limitations. Additionally, there is an outdoor amenity deck on the 3rdfloor that includes a pool and spa, cabanas and various other residential amenities. This project is currently in the permitting phase, with construction anticipated to be completed in early 2025.

This project was completed on-time and within the original construction budget.

The project is currently in the permitting phase, with construction to be completed in early 2025.
Project responsibilities included; code consulting, fire protection engineering, egress design, and accessibility review for this new apartment complex consisting of seven (7), 5-story Type V-A buildings with studio, 1-BR & 2-BR units, 1-story clubhouse building, subterranean parking garages, two (2) swimming pools, two (2) outdoor assembly plazas, and multiple surface parking lots.
This project is currently in the construction phase with anticipated completion and occupancy in mid 2025.

The project is currently in Construction Documents (CD) phase, with permitting and construction anticipated to be completed in late 2025.

This project is currently in the permitting phase with anticipated completion in mid 2025.
Project responsibilities included; Code Consulting, Fire Protection Engineering, Egress Design, and ADA/Accessibility Review & Inspections for this new 8-building mixed-use high-rise hotel, apartment, and retail resort property that includes; rooftop pool decks, 400,000 SF exposition center with meeting spaces & ballrooms, 12 restaurants, 25 retail tenant suites, guest/ resident amenities, spa and fitness center and parking garage structure. Phase I of this project has been completed, Phase II is in the permitting phase, and Phase III is commencing design development.
Project responsibilities include; code consulting, fire protection engineering, egress design, and accessibility analysis and inspections for this new 6-story high-rise, 300-unit apartment building in a wrap configuration, with an open parking garage in the center of the wrap. This project completed construction on time and within original budget.
Project responsibilities included; accessibility design review and extensive accessibility inspections for this twin-tower, 28-story high-rise condominium building with 400-units on a joint podium that includes; retail suites, restaurants, parking garage and amenities. This project was completed on time and within original budget.
