PCNA Group provided Code Consulting, Fire Protection Engineering, Egress Design, and Accessibility Analysis & Inspections for this 5-story “wrap”, 334-unit apartment building that included apartments, an open parking garage and resident amenities. The structure consists of two podium-style buildings that incorporate open parking garage within the first story, a central courtyard containing a swimming pool & deck, plus multiple other residential amenities.

PCNA Group provided Code Consulting and Fire Protection Engineering, Egress Design, and Accessibility Analysis & Inspections for this 7-story, 311-unit “podium-style” mid-rise apartment building, that included an open parking garage on the first two levels under five levels of Type V-A construction. The Type V-A portion consists of three (3) buildings separated by firewalls to meet max. allowable area limitations. Additionally, there is an outdoor amenity deck on the third floor that includes a pool and spa, cabanas, and various other residential amenities.

PCNA Group provided Code Consulting, Fire Protection Engineering, and Accessibility Analysis for this 22-story, 262-unit high-rise apartment tower development of approx. 980,000 GBA. The development consists of two (2) 16-story residential towers atop a shared 6-story podium. The podium consists of both indoor and outdoor resident amenities, parking garage, and building services (back-of-house) areas.

PCNA Group provided Accessibility Design Review and Site Audits for this 30-story, 450-unit high-rise apartment tower, plus four (4) levels of subterranean parking garage, in downtown Seattle. The overall mixed-uses include; apartments, retail & restaurant tenant suites, subterranean parking garage and resident amenities. Aside from Covid-19 pandemic delays during construction, the design & permitting was delivered on time & within original construction budget.

 PCNA Group provided Code Consulting and Fire Protection Engineering for this 7-story apartment building with 139 dwelling units in configurations of studio, 1-bedroom, and 2-bedroom. The project included two subterranean levels of parking garage, resident amenities, leasing office, club room, fitness area, outdoor courtyard, and outdoor rooftop amenities deck.

Included in the design is a podium/underground parking garage structure, residential amenities such as an outdoor swimming pool, cabanas, and clubhouse activities area.

This project included an open parking garage on the first two levels, a third-floor rooftop amenity deck that included a pool and spa, cabanas and various other residential amenities.  

Sunseeker Resorts - Phase I, Phase II, Phase III

PCNA Group provided Code Consulting, Fire Protection Engineering, Egress Design, and ADA/Accessibility Review & Inspections for this new 8-building mixed-use high-rise hotel, apartment, and retail resort property that includes rooftop pool decks, 400,000 SF exposition center with meeting spaces & ballrooms, 12 restaurants, 25 retail tenant suites, guest/resident amenities, spa and fitness center and parking garage structure. Phase I of this project has been completed, Phase II is in the permitting phase, and Phase III is commencing design development. 

Tanager Echo Apartments

PCNA Group provided Code Consulting, Fire   Protection Engineering, Egress Design, and Accessibility Analysis & Inspections for this new 6-story high-rise, 300-unit apartment building in a wrap configuration, with an open parking garage in the center of the wrap. This project completed construction on time and within original budget.

1823 Terry Avenue Apartments

PCNA Group provided Code Consulting, Fire Protection Engineering, Egress Design, and Accessibility Analysis for this 37-floor high-rise apartment building that consists of 325 dwelling units. The project also included retail suites, restaurants, subterranean parking garage, and resident amenities. 

VIA 6th (6th & Lenora)

PCNA Group provided Accessibility Design Review and extensive Accessibility Inspections for this twin-tower, 28-story high-rise condominium building with 400-units on a joint podium that includes retail suites, restaurants, parking garage and amenities. This project was completed on time and within original budget. 

UTUMC Student Housing

UTUMC Student Housing

PCNA Group provided Code Consulting, Fire Protection Engineering, Life Safety Consulting, and Accessibility Analysis for these two high-rise towers connected by a single 3-level podium, totaling 410,000 SF. The podium level provided student   residential and church functions, the north and south high-rise towers provided   dwelling units, dining hall, and rooftop fitness lounge and resident amenity decks.
